Established by the father-and-son team of Ernie and Ray Carroll in 1984, the company leadership now includes Ray, his sister Cindy who manages the residential division, his wife Pat, the controller, and his son Rob, a commercial appraiser. Ray co-founded Carroll & Carroll with his father Ernie Carroll in 1984 and has served as president since 2002. He has been a practicing appraiser since 1975. Ray’s practice includes experience in condemnation, general litigation, counseling, easements, land and general commercial properties. He is an expert witness qualified in the local Circuit Courts of Lee and Collier Counties and in Federal Bankruptcy Court.
Ray earned his Bachelor of Science degree in Real Estate from Florida Atlantic University in 1975. Ray holds the MAI and SRA designations of the Appraisal Institute and is a licensed Florida Real Estate Broker. He is a member of the national, state and local REALTOR® associations and the Appraisal Institute, as well as, a lay member of the Florida Bar Association Grievance Committee. He is past president of the local and regional Appraisal Institute chapters, a past director of the national Appraisal Institute and an instructor of Ethics and Standards.
A graduate of the Leadership Collier Class of 2000, Ray has served in numerous other civic offices over the years as well, including leadership positions for the Naples Airport Authority, Community Blood Center, Liberty Youth Ranch, Committee to Save the Zoo at Naples, Naples Flying Club and Old Timers Reunion. He is past president of the board of directors of Naples Zoo, Inc. He is a recipient of the Ad Miller Award and a member of the Hall of Fame for the Naples Area Board of Realtors and was named one of the 2011 Men of Distinction by the Collier County Education Foundation.
Fun fact! Ray enjoys hunting, boating, camping and storytelling. He is a private pilot and owner/operator of a 1953 swamp buggy named POGO.

Daughter of Ernie Carroll and sister of Ray Carroll, Cindy became a full-time appraiser with the company in 1986. Since 2002, she has served as vice president and manager of the residential division. Her practice includes assignments for mortgage lending, buy/sell decisions, pre-listing evaluations, litigation, and estate structuring and settlement and is an expert in the beachfront market. She is qualified and has testified as an expert witness in Collier County Circuit Court.
Cindy is a recognized industry leader and has become a noted speaker on the Southwest Florida real estate market. She has served on the board of directors of the West Coast Florida chapter of the Appraisal Institute and the Collier County Bar Association's Foreclosure Task Force. She is a member of the Women's Council and Media Relations Committee of the Naples Area Board of Realtors. Cindy holds the SRA designation from the Appraisal Institute.
Prior to joining the family business, Cindy was Real Property Manager for the Collier County Board of County Commissioners and a legal assistant to the County Attorney.
Fun Facts! Cindy served as Assistant Scout Master of Boy Scout Troop 25 and is a member of the Order of the Arrow, scouting's honor society. Cindy also co-chairs the Naples' Old Timer's Reunion and owns and operates a vintage swamp buggy known as “Growlin Gertie”.

Rob joined the firm as a commercial real estate appraiser in 2006. The son of Ray Carroll, founder of Carroll & Carroll, Rob represents the fifth generation of Carrolls in Collier County. He brings with him a historical connection to the community, the vigor and enthusiasm of youth, as well as, a lifetime of experience living in Collier County. His practice includes appraisals for mortgage lending, condemnation, insurable value, feasibility studies, buy-sell decisions, estate planning and Ad Valorem tax appeal. He is qualified and has testified as an expert witness in Collier County Circuit Court.
He holds a Bachelor of Science degree in business administration and a major in finance from University of Florida. He is an associate member of the Appraisal Institute and is pursuing the MAI designation.

Tim Sunyog joined the firm in 2005, and then rejoined the firm in 2007 after a short stay in the Orlando area. He has practiced in the Naples/Ft. Myers and Orlando real estate markets. His practice includes appraisals for mortgage lending, condemnation, insurable value, feasibility studies, buy-sell decisions, estate planning, Ad Valorem tax appeal and Tim is an expert in valuing religious properties.
He holds a Bachelor of Arts degree in Economics from Rollins College. He is an associate member of the Appraisal Institute and is pursuing the MAI designation.
Fun fact! Tim, a lifelong Naples resident, enjoys boating, fishing and golfing. He was a member of the Rollins College 2002 NCAA Division II, National Champion Golf Team.

Julie began her appraisal career in 1992 and joined Carroll & Carroll in 2009. She has experience in residential real estate appraising in Lee and Collier County and is an expert in the Sanibel and Captiva markets. Julie's practice includes appraisals for mortgage lending purposes, litigation, estate settlement and planning, buy/sell decisions, insurable value estimates and property tax assessment challenges. Julie has qualified as an expert witness in Lee County Circuit Court.
She is a member of the Sanibel/Captiva Islands Association of REALTORS and the REALTOR Association of Greater Fort Myers and the Beach, Inc.
Fun Facts! Julie enjoys singing, gardening, painting and cooking. She is an active member at North Naples United Methodist Church and has been a facilitator in life skills classes for female inmates in Lee County.

Mike has nearly 40 years of experience in residential real estate appraising in Lee and Collier County. He is also a HUD-approved FHA appraiser.

He is also a HUD-approved FHA appraiser. He is qualified and has testified as an expert witness in Collier County Circuit Court.
